GUARANTEE/PAYMENT POLICY: Full cost of reservation gets charged to the credit card provided at the time of reservation, the card will be held on file for potential damages. Deposits have been processed and cannot be transferred to a different credit card on arrival. We do not accept cash or checks.
REFUND POLICY: Should you find it necessary to cancel your reservation prior to arrival we will provide a full refund, less a $40 administration fee, for cancellations made more than 30 days prior to arrival. For cancellations made between 15 and 30 days of your arrival date, we will issue a 50% refund less a $40 administration fee. If you choose to cancel within 15 days of your arrival date, we will retain the full amount of your deposit. No refunds will be given for early departures. Should you be unable to travel due to illness or travel restrictions related to COVID-19, please contact us and we will work with you to cancel your reservation.
CHECK-IN / CHECK-OUT: Check-in is any time after 3 PM. Our doors may be locked; evening arrivals will need to check themselves in via the confirmation text or email. We make every effort to accommodate an early arrival, but cannot guarantee a check-in prior to 3 PM. Check-out is 10 AM on departure day.
HOUSEKEEPING: As this is an unstaffed facility, daily housekeeping service is not provided.
PET POLICY: Unfortunately we cannot allow pets in the quarters. Registered service animals are of course welcome.
DOUBLE OCCUPANCY: All rates are based on double occupancy. Contact Lyman-Morse if you intend to have more than two people occupy the room.
SMOKING POLICY: Lyman-Morse is a smoke free property, including the use of vaporizing devices. Fines may be issued for smoking onsite.
PROPERTY POLICIES: Children under the age of 14 must be accompanied by an adult at all times.

LIABILITY: The liability for guests for their account is not waived and guests agree to be held personally liable for any charges incurred during their stay. In the event of a booking for more than one room (a group booking) the lead or registered guest (the lead guest) providing credit/debit card details is personally liable for any person, group, company or association that fails to pay all or part of such charges.
DAMAGE TO PROPERTY: We reserve the right to charge individual guests or lead guests for the cost of rectifying damage which has been caused by the deliberate, negligent or reckless acts of any person in the guest's party, whether or not staying at the Lyman-Morse, to the Lyman-Morse’s property or structure. If such damage is discovered during the stay it will be drawn to the guest’s attention but Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Lyman-Morse property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.So do ensure credit card details are taken and notice is provided that if a group is booking the lead guest accepts liability on behalf of the whole group for loss or damage. If for any reason payment is not forthcoming Lyman-Morse can claim the costs through the appropriate legal action. Further, if the damage was malicious or reckless then this could amount to criminal damage and the Police can be involved. The Police should inspect the damage and then decide if it merits taking formal action against the guests or if the issue of warnings is more appropriate.
ADDITIONAL CLEANING FEE: Guest Rooms found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees as deemed necessary by Lyman-Morse.
RIGHT TO REFUSE SERVICE: Lyman-Morse is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. Lyman-Morse has a zero tolerance policy in which we will refuse to admit or refuse service or accommodation in our Lyman-Morse or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Maine and the owners for the operation and management of the quarters. Lyman-Morse will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the Lyman-Morse for an unlawful purpose; seeks to bring into the Lyman-Morse: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to Lyman-Morse property or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by Lyman-Morse for the operation and management of the quarters.
QUIET HOURS: Quiet hours within the quarters and kitchenette/lounge will begin at 9:00 p.m. and run until 8 a.m. If you become aware of a disruptive guest, please contact Lyman-Morse at your earliest convenience. Televisions, voices, or other devices must be kept at a respectfully low level at all times. Doors should be opened and closed quietly. No congregating or running in shared spaces.
VISITORS: Visitors must be accompanied by the registered guest at all times. As a registered guest, you are responsible for your visitor at all times.
LOST AND FOUND: All items not claimed after 30 days will be donated at Lyman-Morse’s discretion.
